Location

Laxo is a small quiet village at the end of Laxo voe in Vidlin, Shetland. A ferry from the mainland to symbister in Whalsay operates from the nearby Laxo ferry terminal. There is a 1km long loch called Laxo Water which is an excellent trout fishing location. Trout fishing is governed by the dates set in the fishing calendar and can be checked at the Shetland Anglers Association web site. Laxo is only 19.5 miles (27 mins) from lerwick and 13.6 miles (20mins) from Sullom Voe.

Room Details

Vestibule (2.0 x 1.7m)

A hardwood front door opens into a large vestibule with ‘fired earth’ tiles on the floor. Large cupboard which is shelved out and spaces to hang coats on. The fuse box is located in the cupboard. Fully glazed doors leads into the hallway.

Hallway

Long wide corridor with two open ‘wings’ give access to all the rooms in the house. There are ‘fired earth’ tiles on the floor. The loft hatch is in the hallway and the main phone point for the house. There are two large cupboards in the hall, one houses the 300 litre ‘megaflow’ water tank, an electric boiler for a back up and the control units for the heating and water. The other large cupboard houses the pressure tank for the air source heat pump and the control unit for the system.

Kitchen (3.6 x 4.0m)

Beech coloured fitted units with black worktop surround three walls in the kitchen and there is a central island with a power socket fitted. The sink is located at the north facing window. There is a gas hob (with an automatic changeover between gas bottles outside) and an extractor fan above. Appliances in the kitchen are ‘Neff’, they are all integrated and include a dishwasher, fridge freezer, and oven. ‘Karndean’ tiles are laid on the floor and there are spotlights, under unit lights, in-cupboard lights and a square central light above the island.

Dining Room (4.0 x 3.1m)

Pocket doors from the kitchen lead into the large dining room. This room has ‘Nordan’ sliding patio doors out onto a patio area at the front with views out over the voe. The room has neutral decor and real wood flooring. A separate door on an angled wall leads into the hallway.

Living Room (8.0 x 5.2m)

Large open, airy and light room with a large bay window show off the spectacular views out over the voe at laxo, the ferry terminal and east over to Whalsay. The bay window at the front has a vaulted ceiling and ensures that the room feels very bright and gives a fantastic sense of space. There is a large fireplace built from ratchet stone and has a greenheart mantle piece. The fireplace is fitted with a multi-fuel burner and there is led downlights built in under the mantlepiece. There are two big main lights in the room and the lamps in the room are on a separate ring controlled from the light switch. Wooden flooring and a patio door leads out of the east elevation of the house. Multiple satellite points behind the tv and the satellite has two lnb’s connected which give the option between sky and ‘free to air’.

Sunroom (3.6 x 4.5m)

Beech steps lead down to a sitting area surrounded with large windows which overlook the voe at Laxo. The high vaulted ceiling gives a great feeling of openness and would be a lovely place to sit. Through the double doors is a wine cellar and beverage centre. A sheltered external door leads out onto a patio area at the front.

Utility Room (1.9 x 3.0m)

Beech units with black worktop the same as the kitchen are fitted in the utility room. There is a sink, tumble dryer, washing machine and a fridge freezer. There is ‘karndean’ tiles on the floor and a fluorescent tube light and extractor fan on the ceiling. An external hardwood door leads to the rear of the property via a wheelchair access ramp.

Master Bedroom (6.4 x 3.6m)

Very large bedroom with dual aspect windows which get the sun as it rises from the east. Two big double built-in wardrobes are fitted with hanging rails and shelves.

En-Suite (2.5 x 1.6m)

Vanity units with toilet and sink built in are fitted on top of wet wall panelling to the room. There is a large walk-in shower area with a full body spray combination shower. There is also an extractor fan and a heated tower rail. Lino is laid on the floor.

Bedroom 2 (2.6 x 3.0m)

Double bedroom with a window to the rear, and a built in wardrobe with 1.5 size doors.

Bedroom 3 (2.4 x 3.0m)

This bedroom is currently used as a study. There is a window to the rear of the house and a built in wardrobe fitted with a hanging rail and shelves. There is wooden flooring laid to the floor.

Garage (6.0 x 6.9m)

Double garage with two ‘hormann’ garage doors powered by electric. External door providing access to the front of the house and another door which leads into the house itself. The garage has 3 windows, two at the south side, one at the north side and there is a workbench with power sockets and strip lighting above. The garage is insulated and plasterboarded and this was done to allow for easy conversion for more bedrooms or a granny flat which could be easily done without much disruption because of the forward planning when the house was built.

External


The house has a large driveway and a generous garden area surrounded by a triple fence. The garden has been very well kept and planned and includes various types of plants, purple shale paths, dry stone dykes and some small ponds which are fed by diverted natural springs. The garden has been specifically designed trees bearing berries etc to encourage birdlife to the garden. Many frogs frequent the ponds and in spring are usually full of frog spawn which again encourages birds to the garden.

There are Yorkshire flagstones laid at the front of the house and there are bunkers situated at the front for storing wood and coal for the multi-fuel burner. There is a garden pod which was supplied and built by ‘ornate gardens’ and this has electricity and heating inside.

At the back of the house there are some raised beds for vegetables and two sheds. The biggest of the sheds was very well constructed and has the same windows as the house and two velux windows in the roof. The shed has concrete tiles to match the roof of the house and a concrete floor and there is also power and lighting in the shed.

The house is accessed via wooden decked steps and balcony area at the front door and there is a disabled ramp access to the rear door entering into the utility room.
All curtains except the dining room and sun room will be sold with the house.

All table lamps will be removed prior to sale but central lights to remain unless specifically not required by new owners and can be removed.

White goods in utility room can be sold by negotiation.

TRAVEL DIRECTIONS

Travelling north on the main road from Lerwick - Brae turn right at the Laxo junction. Follow the road until you see the sign pointing right for Nesting (on the corner immediately before the large white house). Travel along the single track road, you will see ‘Sandaig’ on the lower side of the road on the left.
